Estate agents are still the most common way to find a buyer for your home. Estate agents are the ideal solution for the busy homeowner trying to sell their home while accomplishing countless other things. Many house sellers are also uncomfortable dealing with buyers directly.
A good agent can eliminate much of the stress of dealing with potential buyers and much of the paperwork that comes with selling a home. However it can take many months to sell your home with an estate agent.
Estate agents are specially trained to handle the intricate details associated with selling your home. There are many aspects of home selling that an average seller might not be aware of or have any idea how to fix. It is no coincidence that most estate agents have the job title "negotiator". Problems often arise during the sale of a house that can be very discouraging. Working with a trained professional can help alleviate much of the stress that comes from the uncertainty of not knowing what to do next. But whatever you do, remember, it is always a mistake to hire an agent solely on the basis they gave you the highest valuation for your house.
Property Auctions
Property auctions are no longer the preserve of property professionals, as more homeowners now understand the benefits of selling (and buying) at auction. For sellers working to a deadline, this is an increasingly common approach to selling. Submitting a home to an auction is the perfect way to sell fast, usually in less than a month although it can take longer than that to actually enter your property into a forthcoming auction as the catalogues are prepared well in advance.
While property auctions are a fast solution, they offer little control for the seller. The seller sets a reserve price that bidders must reach but that is where their control ends. They have no say in who will buy their home or the final sale price.
The seller is also liable for certain costs even if their house fails to reach its reserve price.
Private Sales
Many homeowners value having complete control of the process when it comes to selling their own properties. They enjoy having the ability to control every aspect associated with marketing and selling their property, and any other details that affect such a significant investment.
This method is very time consuming and thanks to the internet an increasingly popular choice as more people try to find cheaper alternatives to traditional estate agents. For those who do decide to pursue selling their own home, there are many details to consider.
Valuing your home is the first step.Too many sellers simply "think of a number" and fail to do sufficient research. Others refuse to be realistic. Once you place a value on your home, the next logical step is to begin marketing and showing your house.
Whenever showing a home, make sure that it looks and smells fantastic. A clean, nice smelling house is essential. A house with a lived-in look is passable as long as you take steps to depersonalise some of the clutter that we all collect. Scented candles, home baking, and fresh coffee all help. As does having the odd well-placed lifestyle accessory. Make your buyers aspire to your lifestyle.
Potential buyers intimidate many private sellers. Estate agents are specially trained to find out information about a buyer without being direct or offensive. It can be very embarrassing for a seller to have to be so intrusive, but it is important for them to qualify buyers. You can prepare a list of questions in advance. If you're on good terms with your mortgage broker ask them to help you.
Cash Property Buyers
The last option for selling your home is to sell to a cash property buyer. Typically, these are investors or developers who specialise in quick cash house sales. They work quickly and can make it possible to sell a home in a very short span of time, typically less than a month.
People who need to sell their homes quickly have a whole host of reasons for doing so. Some of these include bankruptcy, divorce, a broken sale chain or a sudden move. In some cases there are further complicating factors which restrict the alternatives open to the house seller. These include high levels of debt and house repossession or a desire to sell the property but to then rent it back.
Cash property buyers tend to fall into two camps. Some tend to focus on quick property sales and run their businesses according to strict investment criteria. This restricts the types of properties they buy or the nature of their offers. Others are more consultative in style and will focus more on helping you fix your problem.
As with any property sale, when dealing with any property cash buyer always involve your solicitor and be suspicious of offers that sound too good to be true.
